Job Description
Department: Building Services – Building Services Manager 
Salary Range: $26.09/hr. to $40.01/hr.
Status: Full time (40 hours/week)
 
Purpose and Summary:
Manages day-to-day maintenance, repair and cleaning duties at the Administration Building, Aging & Disability Resource Center, Courthouse, Detention Center, Health & Human Services, Law Enforcement Center, Historical Society Museum/Taylor Park and Job Center, for both 1st and 2nd shifts, insuring reliable operations of County facilities, grounds and facility equipment.  On-call for emergencies from 12:00 Midnight – 6:00 AM, Monday – Thursday.  Offers assistance when necessary for on-call weekend duty personnel.
 
Essential Duties:
Supervises and schedules personnel.  Assigns duties to effectively meet the needs of the County and code requirements. Interviews, hires, evaluates, disciplines and/or terminates employees. Performs annual Performance Evaluations for 1st shift Building Services maintenance technicians and the 2nd shift Supervisor. Accountable for building security, key and key card distribution and tracking. Responds to all building related emergency calls.
Investigates, evaluates and updates departmental methods and materials, supplies and equipment. Administers and schedules preventative and routine maintenance of facility systems, such as roofs, electric power, heating, ventilating, air conditioning plumbing and control systems. Supervises the installation, repair and replacement of plumbing fixtures to maintain the heating, water, gas and drainage systems of County buildings. Oversees the installation, repair and maintenance of electrical circuits, equipment and appliances, as well as security cameras and fire alarm systems. Inspects the operation, repair and maintenance of refrigeration, air conditioning and air handling units and related  control systems. Inspects and evaluates the physical condition of buildings to insure compliance with safety and code regulations; recommends improvements as necessary.  Validates bi-weekly time cards for Building Services maintenance technicians and workers.  Performs other duties as assigned.
 
Qualifications:
 
High school diploma or equivalent. Post high school courses related to required technical skills, or four or more years related technical/maintenance experience. Minimum of 4 years supervisory experience preferred. Familiarity with City, County, State and Federal Industrial Codes. Ability to utilize computer to monitor HVAC, work orders and payroll systems. Knowledgeable in maintenance and repair principles relating to plumbing, electricity, carpentry, boilers, refrigeration, cooling, painting and mechanics.
